By Travis Wright, REALTOR®, with eXp Realty

Price is one part. Sellers also weigh how likely an offer is to close: a real pre-approval letter, a clean offer, and moving quickly.

The highest offer doesn't always win the house. Surprised?

Travis Wright here, with eXp Realty. When a seller looks at offers, price matters, but they're also asking, "Which one is most likely to actually close?" So here are three ways to make yours stand out.

One, be pre-approved, not just pre-qualified. A real pre-approval letter tells the seller your money's lined up.

Two, keep it clean. Fewer strings attached and a closing date that works for the seller can beat a bigger number.

Three, move fast. Good homes in the Lawton area don't wait around, so when we find the one, we write it that day. Not next Tuesday after the game.

And a friendly cover note never hurts. Sellers are people too.

If there are any homes you'd like to see, just reply with the word HOMES, and I'll set up a showing.
