Fixer or Money Pit?

By Travis Wright, REALTOR®, with eXp Realty

Cosmetic fixes vs. big repairs: sizing up a home that needs work before you offer.

Which house?

Tell me the home that needs work and I'll help you size it up before you offer.

The quick tip
  • Sort what needs work into cosmetic fixes and big repairs.

  • Cosmetic fixes are usually quick and simple to address.

  • Big repairs can carry real cost and should be sized up before you offer.

Transcript

That house needs a little work. But how much work is too much? Here's an easy way to tell.

Travis Wright here, with eXp Realty. Lots of people looking around Lawton want move-in ready. But in their budget, a lot of homes need something. New paint. Old carpet. A tired kitchen. Or maybe a bigger problem hiding behind the walls.

Here's how I think about it. Cosmetic stuff, like paint, flooring, and light fixtures, is usually cheap and fast. That's where deals hide. The big stuff is different. Roof, foundation, plumbing, electrical, and heating and air. Those can eat your savings fast.

So when you find a home that needs work, we figure out which kind it is before you make an offer. An inspection helps, and so does a quick quote. Because buying a fixer-upper should feel like a project, not a reality show.

Reply with the word WORK, and I'll help you size up any house you're eyeing.
