Most families choose Elgin because of its highly-rated school district and the abundance of newer, larger homes with more yard space. However, those who value their time and convenience often choose Lawton, which offers a 5-10 minute commute to Fort Sill gates and immediate access to almost all of the region’s shopping and dining. Yes, significantly. If you live in Lawton, you are looking at a 5 to 12-minute drive to the main gates (Key Gate or Bentley Gate). You can go home for lunch, forget your CAC card and be back in minutes, and generally avoid the feeling of being "on the road" every day.

Elgin sits about 15 to 20 miles north of the base. On a map, that looks like a straight shot down I-44, which it is. But in reality, you’re looking at a 20-25 minute commute each way. When you factor in PT, late work days, and weekend errands, that’s 4-5 hours a week spent in your car that a Lawton resident doesn't have to spend. For some, I-44 is a peaceful transition between work and home. For others moving from larger cities, a 20-minute drive is nothing. This is where the nuance matters. While Elgin has the higher overall rating, Lawton Public Schools (LPS) is a much larger district with specialized programs that Elgin simply can't match due to size. However, if you are looking for a consistent, high-performing "default" school where the class sizes feel manageable and the community is centered around the school mascot, Elgin wins that battle every day. Elgin has a few great local spots, a grocery store, and the essentials, but for the mall, the movie theater, Target, Lowe's, and 90% of the restaurants in the region, you are heading into Lawton.

Living in Lawton means your Target run is five minutes away. Living in Elgin means it’s a planned event. If you enjoy the quiet, "small town" feel where you don't mind a commute for your errands, you’ll love Elgin. If you want to be able to grab dinner or run to the store without a 40-minute round trip, Lawton is the better fit.

Which City Has Better Resale Value for Military Owners?

Both markets are incredibly stable because of Fort Sill, but they behave differently. Lawton has a massive rental market. If you buy a home in a solid Lawton neighborhood, you can almost always find a tenant within weeks because the demand for mid-range housing is constant.

Elgin property values have risen faster in the last decade because of the demand for the school district. However, the price point in Elgin is higher. You are often paying a premium for that "Elgin" address. From an investment perspective, Lawton often offers better "math" for cash flow if you turn the home into a rental later, while Elgin offers a more "predictable" resale to the next military family coming behind you who wants those specific schools. Common Myth: "Lawton is loud and Elgin is quiet." This is an oversimplification. There are neighborhoods in West Lawton and near the mountains that are incredibly quiet and peaceful. Conversely, parts of Elgin near the main highway can be quite busy during morning and afternoon school traffic.
